Thinglink - Whats that?

What will they think of next, thinglink is so cool if you are an active blogger. Our photo's on a blog were always very static and pretty to look at but nut very interactive. Now with thinglink you can tag a photo with a person, place or thing and then point a link to somewhere for the reader to go to. So for example if I have a newsletter that I have just created for May I would embed the picture and then use thinglink to tag it and point to our newsletter.

Try it out for yourself and the cool thing is it is free! Works great with eBlogger.
Hoover over the image and the menu will come up that will allow the reader to embed the image (with your tag in it), share the image, or go to the interactive website that you have choosen to point it too.

Finally a mortgage relief loan for the unemployed to help them stay in their home

Let's face it, we all think the recovery can't come soon enough. With the unemployment rate hovering around 9 million and sure to grow if the government has a shut down we are all left to wonder when that day will come.

There is some positive news recently for those on unemployment. Last summer in 2010 the Dodd/Frank overhaul bill was enacted to help unemployed people stay in their homes. The lovely boys and girls sitting in Washington spent many months, delaying and even trying to terminate the program. They were unsuccessful in their efforts and the Unemployment Loan Program is now available in 5 states. The five states approved Friday for funding by the Department of Housing and Urban Development are: Pennsylvania ($106 million), Maryland ($40 million), Connecticut ($33 million) Idaho ($13 million) and Delaware ($6 million). All of those states already have similar programs in place. Details as to how to apply for the program have not surfaced yet, but we will be keeping an eye out for it.

The program allows the unemployed to receive a zero interest loan for up to $50,000 for up to 2 years. This loan is to help make up the difference in your mortgage payment that you may not be able to pay now. The loan can be (it does not say will be) forgiven if you stay in your home for 5 years. If you don't plan on staying in your home then this loan is not right for you, it may be best to do a short sale but that is another topic altogether.

The requirements for the program is that you must be 3 months behind in your mortgage payment. You must have a reasonable ability to resume the payments again, you must have had at least a 15% reduction in your income due to unemployment, and you must have had the ability to afford your loan prior to becoming unemployed.

With nearly 1 in every 1774 homes in Pa receiving a foreclosure filing notice in Feb of 2011 this may be just the help some of our homeowners are in need of.

Super bowl Monday is typically the start of the spring market in real estate. After everyone has had their fill of either the game, or the funny commercials they start to get serious about selling or buying a home. This year is seems that we may have gotten a jump on the spring market.

In December, as usually there was a lull in homes coming on the market. January looked good for Bucks County 687 new homes were listed. If you are looking to put your home on th emarket, now is the time.

The importance of staying up on technology.

In this business and over the last couple of years it is so important to stay up on the latest technology. It seems to be the only way to effectively service your sellers and provide the instantaneous information that buyers are looking for. It used to be that everyone went to Realtor.com to search for homes and call a Realtor, now they can find information everywhere and anywhere. Take for instance the new QR codes (quick response codes). These can be found in magazines, on postcards, on real estate signs and most importantly on the back of my shirt that I wear to the gym. It is a simple paper version of a hyper link that you scan with your smart phone and are immediately redirected to a web page of my choosing. We are using these for marketing to potential foreclosures, when you scan the code you can read up on myths about short sales. My favorite is to use them to market our listings, when scanned your are taken into our YouTube walking tour of the interior of the property.
